Gary Poelstra   Gary Poelstra
AUSPL President Gary L. Poelstra served as a stockbroker for several NYSE firms before forming Poelstra Financial, now known as Poelstra Properties. Poelstra Properties specializes in the acquisition, sale and lease of postal properties and other government-leased facilities. Gary owns more than 25 Post Office™ facilities nationwide, alone and in partnership with others. As AUSPL President since 1997, Gary enjoys helping lessors work more effectively with the Postal Service™. He is often a featured speaker at AUSPL annual CONFERENCES and specializes in lease negotiation. Membership and member services have increased dramatically under Gary's leadership. Gary is best known for his positive outlook on life and cheerful disposition.


 
Rick Austin   Rick Austin
Managing Director, AUSPL Insurance Program. AUSPL Board Member Rick Austin has been the driving force in the development and success of AUSPL Insurance Program since its inception in 1993. He handles insurance for more than 7,000 properties valued at over $2.8 billion owned by AUSPL members. Rick has more than 20 years experience in the insurance industry and in 2000 joined Memphis Insurance Group to oversee the insurance needs of AUSPL, along with other major accounts.


 
ron bye   Ronald Bye
Ronald Bye is a managing member of Postal Properties of America, as well as president and CEO of C&L Construction Co. in New Hampshire. Ron has extensive experience in real estate development, consulting and in the construction industry. His commercial and industrial projects include building office complexes, heavy industrial facilities, power plants, chemical plants, hospitals, medical/dental clinics, restaurants, retail stores, ice cream processing facilities, government projects and, of course, post offices. Additionally, he has served in a variety of positions for general contractors, including foreman, supervisor, office manager, general manager and executive vice president.


 
Dawn Bowman   Dawn Bowman
As Vice President of Frall Developers, Dawn Bowman oversees commercial division operations, handling land acquisition, financing, new leased construction bids and negotiations. She also supervises construction projects from initial permit to final inspection and serves as property manager. Her work brings her in close contact with USPS®. In addition to building new post offices, Dawn is in charge of property acquisitions, including buying postal facilities to add to their portfolio of more than 175 post offices. In 1990 Frall Developers owned 60 postal facilities and joined AUSPL to network, problem solve and set goals with lessors and USPS® officials nationwide.


 
sam dattel   Sam Dattel
Born in Memphis, Tennessee, Sam Dattel was a practicing lawyer before entering the field of real estate and construction. Soon Sam decided to focus on Post Office™ facility leasing and construction and established Dattel Realty Company. Today Sam manages his own portfolio of about 40 buildings. He finds them an excellent investment, both as owner and seller, and has sold more than 100 buildings to other investors. Sam, who joined AUSPL in the mid-1980s, served as its president from 1992-1996. During his administration, he worked to expand the insurance program and other member services.


 
Jeffrey Hilst   Jeffrey Hilst
Jeffrey Hilst is a broker associate with CB Richard Ellis in Oklahoma, specializing in investment transactions for 1031 exchanges. Jeff bought his first post office in 1979 and now owns 20 Post Office™ facilities. In 1985, he joined AUSPL to take advantage of the insurance program and to support members' positions as postal landlords in an organized format. Jeff is currently a managing partner for partnerships that own approximately 1,300,000 square feet of commercial space in Tulsa, Oklahoma, including office buildings, shopping centers, industrial facilities and warehouse distribution facilities. Additionally, Jeff is involved in the ownership and oversight of six build-to-suit projects, including retail, manufacturing and warehouse construction sites.


 
Bob Moore   Bob Moore
Bob Moore is Senior Vice President of Evergreen Federal Bank, a regional bank located in southern Oregon. Evergreen Federal has been lending on postal facilities for 20 years with Bob serving as the lead contact for 15 of those years. He also developed and marketed postal facilities. Bob gained this experience when a developer left five post office projects in the hands of Evergreen. Prior to joining Evergreen Federal, Bob worked at the State Capitol in Salem, Oregon, serving in positions such as Deputy State Treasurer and Chief of Staff for a caucus of the House of Representatives. Bob's interest in politics naturally led to his receipt of a law degree. Although he has not practiced law (by choice), he has drafted legislation, created budgets and written policies and agendas while in public service.


 
Marian Moss   Marian Moss
Marian Moss, elected to the board in 2006, is familiar with the world of Post Office™ Facilities. Her father, Martin I. Moss, began building them in the 1970s and now Marian owns more than 35 Post Office™ Facilities, either individually or as part of two family partnerships, G. & M. Moss Limited Partnership L.L.P. and Klee Moss Partners L.L.P. A former Assistant Dean of the College of Education at the University of New Orleans, Marian returned in 1988 to her home in Sarasota, Florida, to help her father in running the family business, Moss Brothers & Sons, Inc., community builders since 1898. She also managed over 200 residential properties for Overseas Property Management, Inc. After her father's death in late 2004, Marian began devoting all her attention to the family business, which she now manages with her mother and sister.


 
Terry Phillips   Terry Phillips
Terry Phillips is chairman of Arizona-based Ocean West, Inc., which specializes in building Post Office™ facilities and other commercial real estate. Ocean West built its first post office in 1962 and has since completed more than 150 new facilities and dozens of postal owned projects. Terry began his career in construction shortly after graduating from college in 1961. He has been a member of AUSPL since the 1980s.


 
Dennis Pottenger   Dennis Pottenger
Dennis Pottenger is president and owner of D&L Constructors, Inc., a corporation formed in the early 1970s. D&L Constructors has built 44 Post Office™ facilities in the Midwest and Western Region, along with multiple office warehouse buildings located in Castle Rock, Colorado. Denny is a second generation postal property builder and investor. Additionally, he owns and operates two self-storage facilities in Castle Rock. Moreover, he owns local business properties, which provide retail/warehouse/office space to approximately 15 other area businesses. Denny is an active member of the business community. He is president of the Castle Rock Fire Protection District, past director for Douglas County Fair Board and serves on the Castle Rock Bank Board of Directors. In 1999, Denny was awarded "Business Person of the Year" and in 1990 received honors as "Citizen of the Year." He is a lifetime member of First United Methodist Church and serves as co-lay leader with his wife Linda.


 
lana ruch   Lana Ruch
Lana Ruch is well-versed in advertising, marketing and public relations, having spent 25 years in the profit and not-for-profit industries, including a decade as broadcasting director of ALSAC-St. Jude Children's Hospital. Lana is executive assistant to Sam Dattel, owner of Dattel Realty Company and former AUSPL president. She served as AUSPL executive director during Sam's presidency. During the 1990s, Dattel Realty built 10 Post Office™ facilities ranging in size from 5,000 to 20,000 square feet. Lana's duties range from the initial bidding process to completion and final inspection, as well as helping manage 40+ government leased facilities.


 
Lawrence Schlager   Lawrence Schlager
Lawrence Schlager, Chairman of the Board of The Bulfinch Companies, Inc., continues to provide strategic guidance and serves as senior counsel to the real estate investment firm. He is also president of Island Estates, Inc., a Florida-based development company specializing in custom homes in Palm Beach Island. Father-in-law, Samuel Poorvu, the "Post Office™ facility King of America," sparked Lawrence's interest in postal properties. Samuel Poorvu amassed a sizable portfolio building and leasing post offices. In the late 1970s, inflation and high maintenance expenses were greater than the rents lessors were collecting. Lawrence Schlager was instrumental in getting the Postal Service™ to assume responsibility for maintenance and taxes, easing the burden of lessors by reducing a proportional share of the base rent.


 
Morgan Wolaver   Morgan Wolaver
Morgan Wolaver is a second-generation postal property investor. During high school and college, Morgan worked on postal facilities and residential construction projects for his father, who built more than 150 facilities over a 33-year period. After college, Morgan spent 17 years in the construction sector of the oil industry. In 1995, he began managing his family's investments, which include interest in 55 postal facilities in nine states. He has also participated in construction of new leased facilities. Today, he manages the postal properties and negotiates leases with USPS®.
